What are the community fees/dues?
- Developed lot (Lot with a house) $505.00/year
- Undeveloped lot (lot only no house) $325.00 /year
- Multi-family lot (Lot with a multi family home on it) $676.00 /year
- Road Assessment Fee $100.00/year
- Resale Certificate (for members selling their property) $200.00
- New member fee (for new members having just purchased property) $200.00
- Capital Improvement fee (for new members having just purchased property)
   $505.00 for a developed lot or $162.50 for an undeveloped lot.
- Building rental $200.00, security deposit $400.00
- Extra pool passes - $50.00 for 1   ::   $75.00 for 2   ::   $100.00 for 3 (all pool passes are good all summer)
- No fee for Timber Hill Permits

When is the Pool Open?
Pool hours are Monday – Sunday from 12:00pm – 6:00pm

Where can I get my pool tags?
Badges will be given out to members in good standing by Kate McCue and are available to pickup at the pool. If you are a Landlord, please call the office with your name of your tenants and the number of badges to be given out, (no more then 5 per
member/per property).

Are Guest Pool Passes Available?
Yes, Guest passes are available for a charge of $5.00 per guest, per day. You can also purchase extra passes at a cost of $50.00 for 1, $75.00 for 2 and $100.00 for 3.

When is the basketball court available?
The basketball court is open sunrise to sunset

How do I purchase a Lot # Sign?
If you would like to purchase lot # signs for your property, the price has been increased to $5.30(Includes tax) per sign. Again, please contact the office to place your order. Payment to be made in advance.

Who do I contact about graffiti I saw?
Please report any graffiti within Timber Hill Community Association by calling the office. You will need to provide an exact location, such as a street location or intersection.

Do I need a permit?
Any member doing construction work of any kind, either directly or through others, shall obtain the necessary permits, comply with the building code, and comply with the rules and regulations applicable to contractors and use of commercial vehicles. Copies of the applicable rules and regulations shall be available on request. Please check with the township regarding the required permits necessary, then contact Timber Hill Community Administrative Building to obtain your Timber Hill Permit at no cost, once you provide any permits obtained by the township in which you live. Permits are required for, but not limited to: Garage, Carport, Paved Driveway, Additions, New Construction, Sheds

Who do I contact about a concern?

Please note, any letter of concern of community matters that is sent into the community will not be addressed at Board Meeting without your name, Lot number and Phone number. We must be able to verify legitimate concerns for everyone involved. Any letters received by THCA without this information will be discarded. Concerns sent into THCA will be discussed under new business at the next board meeting.

What can I do about a noise complaint?
From 9:00 p.m. to 6:00 a.m. noise level above 60 decibels at a residents property line (including but not limited toATV’s, Dirt Bikes and loud vehicles (i.e. mufflers, stereos)) is a violation of the Paradise Township Code of Ordinance. A fine can be $600.00. Complaints regarding noise should be directed to the zoning officer at 595-8840. This ordinance will be enforced!

What amenities does the community offer?
THCA has a pool, basketball courts and administration building. We are also located adjacent to Alpine Ski Mountain.
